Parcel 8 at the Wharf
The Wharf site is transforming into a vibrant mixed use neighborhood situated along the Potomac River. Parcel 8 brings a dynamic presence that activates the site by connecting the waterfront, the mixed used development, and the surrounding urban context.
The mixed-use program includes a 150 key Pendry hotel, 287 rental units, and 15,000 SF of ground floor retail. With Parcel 8, ODA sought to redefine waterfront building typologies by investigating a traditional “U” shaped mass
of three bars with a courtyard oriented towards the waterfront. Considering
the prime waterfront location, mass is removed from the East bar to create a
series of terraces ascending the height of the building. The East bar terraces
allow for increased views from the neighboring condos at Parcel 9 while opening the internal courtyard to ideal southern exposure. The building area subtracted from the East bar is added to the West bar as a cantilever, enhancing the urban qualities of the public park at The Grove, while optimizing waterfront views to the hotel guests. The resulting mass maximizes prime waterfront views and outdoor space while achieving unique spatial qualities for both the grove and adjacent parcels.
Walking down the Wharf waterfront, the transparent base welcomes street life into its restaurants and shops, activating the main pedestrian path. The building’s thoughtful massing results in visually draping greenery coupled with a beautiful courtyard design visible from the street level that visually overlaps with the grove bringing a sense of unity between the building uses and the surrounding context.
The Wharf is designed to meet LEED-ND Gold certification, and Parcel 8 is
anticipated to receive a minimum building LEED certification level of Silver. The Wharf utilizes advanced stormwater management techniques in accordance with District of Columbia’s requirements for the Anacostia Waterfront Development Zone standards. Parcel 8 represents the best thinking in sustainable design and development practices.
